The Seattle Central Business District includes the retail core and waterfront. The CBD has the most flexible zoning restrictions in regard to height and use in Seattle. The zoning in the Seattle CBD is Downtown Office Core, Downtown Mixed, and Downtown Harborfront. In addition, the Pike Place Market is also included in the Seattle CBD and has its own zoning.
A bulk of the retail core is zoned Downtown Office Core. The zoning basically allows high rise office, retail, and residential buildings. The height restriction for Downtown Office Core and Downtown Mixed zoning vary between 240’ and 450’ to unlimited depended on the location and use.
